SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on November 17, 2022, PAUL WILLIAMSON and JESSICA MARIE WILLIAMSON executed and delivered a Deed of Trust, conveying the hereinafter described property in trust to JOSEPH W MCMURRAY, Trustee, securing ANDY KERNEY, which Deed of Trust is of record in the Register's Office for Sullivan County, Tennessee, in Book 3537, at page 771;
WHEREAS, the undersigned was duly appointed Substitute Trustee in an instrument of record in the aforesaid Register's Office in Book 3670, at page 1116;
WHEREAS, default having been made in the payment of said indebtedness as provided in said Note and Deed of Trust, the holder and owner of said Note has declared the entire indebtedness due; and
WHEREAS, the holder and owner of said Note and Deed of Trust has instructed the undersigned Trustee to foreclose the Deed of Trust in accordance with its terms;
NOW, THEREFORE, pursuant to the power and title vested in the undersigned Trustee, the undersigned will on December 18, 2025, at 10:00 a.m, at the front door of Kingsport City Hall, 415 Broad Street, Kingsport, Tennessee offer for sale and sell at public auction to the last, highest, and best bidder, for cash in hand paid and in bar of the equity of redemption, the statutory right of redemption, homestead, dower and all other exemptions and subject to any unpaid taxes and liens of record, and to all applicable easements and restrictions, the following described parcel with the mailing address of 309 Garfield Street, Kingsport, Tennessee 37664,Tax I.D. 48A-F-19.01, and situated in the Tenth (10th) Civil District of Sullivan County, Tennessee, and being more particularly described as follows, to-wit:
BEING Lot 37 Orebank Subdivision of the E.E. Hooven Property as shown on plat of survey by Steven N. Hurlbut dated December 20, 1989 and also on map of record in Plat Book 1, Page 214, in the Register's Office for Sullivan County, Tennessee, and being the same property as that conveyed to Paul Williamson and Jessica Marie Williamson by Deed of record in the Register's Office for Sullivan County, Tennessee in Book 2537 at Page 768 and which was conveyed to Jessica Marie Williamson by Deed of record in said Register’s office in Book 3603 at page 2037, to all of which reference is hereby made for descriptive purposes.A fixture permanently attached to said real estate, being a 2000 MANO Doublewide Mobile Home, bearing VIN PH2604GA5574A, Title No. 70152134, and PH2604GAS5574B, Title No. 70152436, which shall be deemed to be and remain and form a part of the realty.
The sale will be made without covenant or warranty of title, possession, or encumbrances, in bar of all rights and equity of redemption waive in the deed of trust, and subject to all unpaid taxes and all other rights or exemption of the grantors in said deed of trust.
The purchaser must be prepared to pay the entire purchase price at the conclusion of the auction by a certified check made payable to or endorsed to Steven C. Frazier, Attorney at Law. No personal checks will be accepted. Amounts received in excess of the winning bid will be refunded to the successful purchaser at the time the foreclosure deed is delivered.
