SUBSTITUTE TRUSTEE SALE
Default having occurred in the payment of the debts and obligations by a certain Deed of Trust executed May 8, 2003, by Craig W. Butler and wife, Lori B. Butler, to Larry A. Butler, as Trustee, as same appears of record in the Office of the Register of Deeds of Carroll County, Tennessee at Trust Deed Book 504, Page 450, (the “Deed of Trust”) and the undersigned having been appointed Substitute Trustee by instrument duly recorded in the said Register’s Office; and the owner of the debt secured having requested the undersigned to advertise and sell the property described in and conveyed by said Deed of Trust, all of the said indebtedness having matured by default, at the option of the owner, this is to give notice that the undersigned will, on Thursday, September 18, 2025, commencing at 12:00 p.m local time. at the main entrance of the Carroll County Courthouse, 99 Court Square, Huntingdon, Tennessee 38344, proceed to sell at public outcry to the highest and best bidder for cash, the following described property, to wit:
Being situated in the 21st Civil District of Carroll County, Tennessee, and better described as follows, to-wit:
MAP 79, PARCEL 19.00
Beginning at a point where Cook Bros. points with Highways 70A and 79 and a gravel road in the 21st Civil District of Carroll County; thence running in a northerly direction parallel with said highways 175 feet to a stake; thence west 320 feet parallel with said gravel road to a stake; thence in a southerly direction 302 feet to a stake; thence in an easterly direction running with said gravel road 175 feet to the point of beginning. Description taken from deed recorded in DB 289, page 96.
This being the same property conveyed to Craig W. Butler, by Warranty Deed, from Sherri Scott, Renee Anglin, Teresa Clark and Dathel Jean Brown, by Teresa Clark, Attorney in Fact, deed dated May 8, 2003, recorded May 13, 2003, of record in Warranty Deed Book 316, Page 862 in the Register’s Office for Carroll County, Tennessee. Durable General Power of Attorney of record in Trust Deed Book 504, Page 448 in the Register’s Office for Carroll County, Tennessee.
Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this Security Instrument. (The foregoing is hereinafter referred to as the “Property”.)

The Property bears the street address stated above; however, the street address is not a part of the legal description contained in the Deed of Trust. In the event of a discrepancy between the street address and the legal description, the legal description of the Deed of Trust shall control.
All statutory right and equity of redemption, all right of homestead, dower and right of appraisement are waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. Title is to be conveyed without any covenant or warranty, express or implied, and subject to all matters shown on any applicable recorded plat or plan; any unpaid ad valorem or other taxes and assessments (plus penalties, interest, and costs), and also subject to the right of redemption of the Internal Revenue Service or other taxing authority, any restrictive covenants, easements or setback lines that may be applicable; any rights of redemption, equity, statutory or otherwise, not otherwise waived in the Deed of Trust, including rights of redemption of any governmental agency, state or federal; and any and all prior Deed of trust, liens, dues, assessments, encumbrances, defects, adverse claims and other matters that may take priority over the Deed of Trust upon which this foreclosure sale is conducted or are not extinguished by this foreclosure sale. The notice required by 26 U.S.C. § 7425(b) to the United States has been timely given if applicable. The notice required by T.C.A. § 67-1-1433(b)(1) to the State of Tennessee has been timely given if applicable. The Substitute Trustee makes no covenant of seisin, marketability of title or warranty of title, express or implied, and will sell and convey the Property by Substitute Trustee’s Quitclaim Deeds from Substitute Trustee

All announcements at the sale on the date of the sale will take priority over this notice. As to all or any part of the Property, the right is reserved to (i) delay, continue or adjourn the sale to another time certain or to another day and time certain, without further publication and in accordance with law, upon announcement of said delay, continuance or adjournment on the day and time and place of sale set forth above or any subsequent delayed, continued or adjourned day and time and place of sale; (ii) sell at the time fixed by this Notice or the date and time of the last delay, continuance or adjournment or to give new notice of sale; (iii) sell in such lots, parcels, segments, or separate estates as Substitute Trustee may choose; (iv) sell any part and delay, continue, adjourn, cancel, or postpone the sale of any part of the Property; (v) sell in whole and then sell in parts and consummate the sale in whichever manner produces the highest sale price; and/or (vi) to sell to the next highest bidder in the event any high bidder does not comply with the terms of the sale.
