WHEREAS, Chad Nathaniel Denton and Jessica Marie Denton, husband and wife, by Deed of Trust (the “Deed of Trust”), dated July 5, 2018, and recorded on July 9, 2018, in Book 3295 at Page 630, Instrument # 18012083 in the Register of Deeds Office of Sullivan County, Tennessee; and, conveyed to Roy L. Harmon, Jr., Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Bank of Tennessee, its successors and assigns, which the aforementioned Deed of Trust was subsequently assigned to Nationstar Mortgage LLC dated February 15, 2024 and recorded in Book 3593 at Page 1111, Instrument # 24002547 and
WHEREAS, McPhail Sanchez, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Record Book 3656 at Page 2734, Instrument # 25011797, Sullivan County, Tennessee;
WHEREAS, default has been made in the payment of the Note; and
WHEREAS, the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of the indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of McPhail Sanchez, LLC, Substitute Trustee, pursuant to the power, duty, and authority vested in and conferred by the Deed of Trust, on September 4, 2025 at 12:00 PM at the of the Sullivan County Courthouse located at 3411 HWY 126, Blountville, TN will be sold to the highest call bidder for cash free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Sullivan County, Tennessee, described as follows:
SITUATE, LYING AND BEING in the First (1st) Civil District of Sullivan County, Tennessee, and consisting of two parcels of land, more particularly described as follows:
PARCEL NO. 1: BEGINNING at a point corner on a new road and South Holston Grill Property; thence in a Northwesterly direction with the new road 180 feet; thence in a Northeasterly direction a distance of 125 feet, more or less, to a point; thence in a Southeasterly direction 80 feet; thence in a Southwesterly direction 100 feet; thence in a Southeasterly direction 100 feet to a point in the South Holston Grill property; thence with the South Holston Grill Property line in a Southwesterly direction 132 feet to the POINT OF BEGINNING.
PARCEL NO. 2: BEGINNING at a point corner of the Emmett Road and the South Holston Grill Property; thence in a Northeasterly direction with said road 100 feet; thence in a Northwesterly direction 140 feet; thence in a Westerly direction 100 feet; thence in a Southeasterly direction 180 feet; thence in a Southeasterly direction 180 feet, more or less, to the POINT OF BEGINNING.
AND BEING the same property conveyed to CHAD N. DENTON AND JESSICA M. DENTON, HUSBAND AND WIFE, by Warranty Deed of STEVEN SAMUEL COX, DEREK ALLEN COX AND ELAINE KENNEDY PYATTE, AS DEVISEES OF THE ESTATE OF SAMUEL HARRISON COX, dated July 5, 2018, and of record in Book 3295, Page 627 at the Sullivan County Register's Office.
