WHEREAS, Carlos A. Diaz and Raylyn Diaz, husband and wife, by Deed of Trust (the “Deed of Trust”), dated September 16, 2024, and recorded on September 17, 2024, in Record Book 1046 at Page 1532 in the Register of Deeds Office of Dyer County, Tennessee; and, conveyed to Donald D. Glenn, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Leaders Credit Union, its successor and assigns, which the aforementioned Deed of Trust was subsequently assigned to Nationstar Mortgage LLC dated November 11, 2025 and recorded in Record Book 1057 at Page 806, Instrument #20255247; and
WHEREAS, McPhail Sanchez, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Record Book 1057 at Page 2841, Instrument #20255673, Dyer County, Tennessee;
WHEREAS, default has been made in the payment of the Note; and
WHEREAS, the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of the indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of McPhail Sanchez, LLC, Substitute Trustee, pursuant to the power, duty, and authority vested in and conferred by the Deed of Trust, on January 27, 2026 at 11:00 AM at the Dyer County Courthouse located at 1 Veterans Square, Dyersburg, TN will be sold to the highest call bidder for cash free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Dyer County, Tennessee, described as follows:
Lying and being in the Tenth (10th) Civil District of Dyer County, Tennessee, and being the Northwest Portion of that PART OF LOT NO.1 of the FINLEY ADDITION (prior deeds also erroneously referenced Lot 2) to the Town of Finley, Tennessee, as shown by plat thereof recorded in Deed Book 35, Page 519, in the Dyer County, Register's Office, to which plat reference is made for a more complete description of said lot, and the portion of said lot being conveyed by this deed is described as follows: Beginning at a stake, the corner of this property and the (former) James Allen Finley property in the eastern boundary line of a street; runs thence South along said street 75 feet to a stake; runs thence East 110 feet to a stake; runs thence North 75 feet to a stake in the South Line of the James Allen Finley Tract; runs thence West 110 feet along the James Allen Finley South Boundary Line to the Point of Beginning.

This being the same property conveyed unto Carlos A. Diaz and wife, Raylyn Diaz by Warranty Deed from Jeramy Eberst and wife, Destiny Eberst, recorded in Book 1046, Page 1528, in the Register's Office for Dyer County, Tennessee.
The street address of the above-described property is believed to be 6657 Upper Finley Rd, Dyersburg, TN 38024 but if such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.
