WHEREAS, Kirk S. Hudson, a married man, by Deed of Trust (the “Deed of Trust”), dated April 8, 2019, and recorded on April 10, 2019, in Book 5306 at Page 355 in the Register of Deeds Office of Sevier County, Tennessee; and, conveyed to Charles E. Tonkin, II, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Investors Group, its successors and assigns, which the aforementioned Deed of Trust was subsequently assigned to Nationstar Mortgage LLC dated July 18, 2023 and recorded in Book 6356 at Page 613; and
WHEREAS, McPhail Sanchez, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Book 6778 at Page 748, Sevier County, Tennessee;
WHEREAS, default has been made in the payment of the Note; and
WHEREAS, the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of the indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of McPhail Sanchez, LLC, Substitute Trustee, pursuant to the power, duty, and authority vested in and conferred by the Deed of Trust, on October 30, 2025 at 2:00 PM at the Front Entrance of the Sevier County Courthouse located at 125 Court Avenue, Sevierville, TN 37862 will be sold to the highest call bidder for cash free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Sevier County, Tennessee, described as follows:
Situated in the Sixteenth (16th) Civil District of Sevier County, Tennessee, and being all of Tract 1 of the Ed Wicks Property, as the same appears on a Plat of Record in Map Book 28, Page 345 and Map Book 23, Page 80, in the Register's Office for Sevier County, Tennessee, to which map specific reference is hereby made for a more particular description.
This conveyance is made subject to all applicable restrictions, easements, setback lines, conditions etc., including, but not limited to Map Book 28, Page 345, Map Book 23, Page 80 and Misc. Book 275, Page 407, of Record in the Register's Office for Sevier County, Tennessee.

Being the same property conveyed to Kirk S. Hudson, married, by Warranty Deed, dated April 8, 2019, and recorded in Book 5306, Page 353, in the Register's Office for Sevier County, Tennessee.
The street address of the above-described property is believed to be 2209 Renatta Way, Sevierville, TN 37876 but if such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.

This sale is subject to any unpaid taxes, if any, any prior liens or encumbrances, leases, easements and all other matters which take priority over the deed of trust under which this foreclosure sale is conducted, including but not limited to the priority of any fixture filing. If the U.S. Department of the Treasury/Internal Revenue Service, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor and Workforce Development are listed as interested parties in the advertisement, then the notice of this foreclosure is being given to them, and the sale will be subject to the applicable governmental entities right to redeem the property, all as required by 26 U.S.C. 7425 and T.C.A. 67-1-1433. The notice requirements of T.C.A. 35-5-101, et seq. have been met.
