NOTICE OF SUBSTITUTE TRUSTEE SALE
Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated November 12, 2004, executed by Sarah Kelly to K. Bellenger of Clarksville as Trustee, for the benefit of CitiFinancial, Inc., of record in Vol. 1004, Image 1463, at Instrument No. 638511 in the Register’s Office for Montgomery County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee in Vol. 2309, Image 1756, at Instrument No. 1428670 of record in the Register's Office for Montgomery County, Tennessee;
WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE FOR LB-RANCH SERIES V TRUST (“Holder”), c/o SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable to Holder, Holder has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. Russell of The SR Law Group, will by virtue of the power and authority vested as Substitute Trustee, on Wednesday, October 17, 2025, on or about 10:00 a.m., outside the Montgomery County Courthouse, Montgomery County Courts Center, 2 Millennium Plaza, Clarksville, Tennessee, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following described property in Montgomery County, Tennessee, to wit:
All that certain parcel of land in Montgomery County, State of Tennessee, as more fully described in Book 273, Page 504, ID #320-A-62.00, being known and designated as Lot No. 23, Section II, Plan of Barkwood Subdivision, filed in Plat Book 10, page 92 and recorded 11/04/1979.
Being the same property conveyed to Sarah Kelly from C and S Builders Inc. by Deed dated 02/20/1979 recorded 02/21/1979 in Book 273, Page 504, Montgomery County, State of Tennessee.
Subject to easements and other matters shown on plat recorded in Plat Book 59, page 144 and corrective plat recorded in Plat Book 59, page 274, said Register’s Office.
Subject to applicable conditions and easements as set out in subdivision regulations recorded in Book 2116, Page 186, said Register’s Office.
