Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated May 6, 2008, executed by Stanley Eugene Justice, Jr. and Omie Faye Justice, to B. Paul as Trustee for the benefit of CitiFinancial Services, Inc, of record in Book 1278, Page 405, Instrument No. 08004088 in the Register’s Office for Roane County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee of record in Book 1914, Page 455, Instrument No. 23003345, Register's Office for Roane County, Tennessee;
WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE FOR LB-RANCH SERIES V TRUST (“Holder”), by SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable and Holder having requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. Russell of The SR Law Group will by virtue of the power and authority vested as Substitute Trustee, on Thursday, January 29, 2026, on or about 10:00 am, at the Front Door of the Roane County Courthouse, 200 E. Being Lots 15 and 16, Range D fronting on Second Street and more commonly known as Kingston Avenue in said Town of Oliver Springs, and BEGINNING at a point where the southwest line of Poplar Street intersects at the Southeast line of Second Street, more commonly known as Kingston Avenue aforesaid, said point being the Northeast corner of Lot 16 of said block; thence extending in a Southwesterly direction along said Southeast line of Second Street 60 fet to a point, said point being the division between Lots 14 and 15 in said block; thence extending in a Southeasterly direction along said division line between Lots 14 and 15 a distance of 130 feet to a point in the Northwest line of a 20 foot alley; thence Northeasterly and parallel with first line and with the Northwest line of said alley 60 feet to the Southwest line of Poplar Street; thence extending in a Northwesterly direction along the Southwest line of Poplar Street and paralel with second line 130 feet to the aforesaid POINT OF BEGINNING, forming a tract or parcel of land fronting 60 feet on Second Street or Kingston Avenue and extending back between parallel line 100 feet to an alley.
Being the same fee simple property conveyed by warranty deed from Ronnie F. Wright and Thomas C. Wright to Stanley Eugene Justice,Jr. and Omie Faye Justice, husband and wife, dated 04/25/1980 recorded on 05/02/1985 in ook B17, Page 120 in Roane County Records, State of TN.
