Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated March 23, 2006, executed Sheri Lynn Pierce to Kelly Kelley Trustee, of record in Book T605, Page 1082, Instrument No. 06001531 in the Register’s Office for Weakley County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee in Book T774, Page 63, Instrument No. 23002986 of record in the Register's Office for Weakley County, Tennessee;
WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF THE IGLOO SERIES IV TRUST (“Holder”), c/o SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable to Holder, Holder has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. Russell of The SR Law Group, will by virtue of the power and authority vested as Substitute Trustee, on Tuesday, December 23, 2025, at 11:00 am local time, at the Weakley County Courthouse, located at 116 W. Main St., Dresden, Tennessee, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following described land, situated in the 8th Civil District of the County of Weakley and State of Tennessee, and more particularly described as follows, to-wit:
BEGINNING at a point in the center of State Highway No. 89, which point is located 277 feet west of Malcolm Roberts’ southwest corner and Jack Nooner’s present southeast corner; thence in a northerly direction making a new line, 236 feet to a point in the center of an abandoned roadbed, on Green’s South line; thence in a westerly direction with the center of said abandoned roadbed and Green’s south line to the east margin of Corinth Road; thence in a southerly direction, with the east margin of Corinth Road, to the center of Highway No. 89; thence in an easterly direction, with the center of said highway, to the point of Beginning, containing 1 acre, more or less.
Being the same property conveyed by fee simple deed from Jack Nooner and wife Evelyn Nooner to J.C. Pierce and wife Sheri Lynn Pierce, dated 06/26/1984, recorded on 06/29/1984 in Book 249, Page 462 in Weakley County Records, State of TN.
