Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated September 7, 2007, executed by Juan M. Brooks to Arnold M. Weiss as Trustee, the Deed of Trust of record at Instrument No. 07145253 in the Register’s Office for Shelby County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee of record at Instrument No. 25093622 in the Register's Office for Shelby County, Tennessee;
WHEREAS, the said Deed of Trust was last assigned to U.S. Bank Trust National Association, as Trustee of the Igloo Series V TRUST (“Holder”), by SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable to Holder, Holder has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. Russell of The SR Law Group, will by virtue of the power and authority vested as Substitute Trustee, on Wednesday, December 10, 2025 at 10:00 a.m., at the Southwest Corner of the Shelby County Courthouse, 140 Adams Avenue Memphis, Tennessee, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following land in Shelby County, Tennessee, to wit:

Beginning in the North line of Boyle Avenue (Otherwise called Mason Avenue) at a point 312 feet East of the Intersection with the East line of Hollyford Road (Formerly called Otey Avenue), and running thence East with the North line of Boyle Avenue 50 feet; thence Northwardly, parallel with Hollyford Road 190 feet; thence Westwardly 50 feet; thence Southwardly 190 feet to the point of Beginning.
Being the same property conveyed to Juan M. Brooks by Special Warranty Deed dated 6/28/07 and filed for record in Instrument No. 07145252 in the Register’s Office for Shelby County, Tennessee.
This conveyance is subject to any and all restrictions, easements, setback lines, conditions, plat of record, and encumbrances of record in the Register’s Office for the aforesaid County.
