SUBSTITUTE TRUSTEE SALE
Default having occurred in the payment of the debts and obligations by a certain Deed of Trust executed February 23, 2005 by Jason Hastings and wife, Amanda Hastings, to Larry A. Butler, as Trustee, as same appears of record in the Office of the Register of Deeds of Carroll County, Tennessee at Trust Deed Book 531, Page 480, (the “Deed of Trust”) and the undersigned having been appointed Substitute Trustee by instrument recorded at Trust Deed Book 764, Page 144, in the said Register’s Office; and the owner of the debt secured having requested the undersigned to advertise and sell the property described in and conveyed by said Deed of Trust, all of the said indebtedness having matured by default, at the option of the owner, this is to give notice that the undersigned will, on Wednesday, July 1, 2026, commencing at 12:00 p.m. Huntingdon time, at the main door of the Courthouse, 99 Court Square, Huntingdon, Carroll County, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property, to wit:
Lying and being in the 12th Civil District of Carroll County, Tennessee and better described as follows:
Beginning at a cotton spindle driven in center of field road, this cotton spindle located as follows: Beginning at Richard Crossno's (DB 299, Page 457) N-W corner on Glen Johnson's (DB 156, PG 100) east line; thence northward 240 feet along Johnson's east line to an iron post; thence South 85 degrees 00 minutes East 495 feet to the above cotton spindle driven in a field road; thence South 15 degrees 15 minutes East 220 feet through Bobby Jordan to a set iron pin; thence North 78 degrees 25 minutes East 200 feet through Jordan to a set iron pin; thence North 15 degrees 46 minutes 09 seconds West 220.05 feet through Jordan to a set iron pin; thence South 78 degrees 15 minutes West 160 feet through Jordan to the point of beginning. Containing almost 1.0 acre more or less. Description taken from prior deed of record.
This being the same property conveyed to Jason Hastings and wife, Amanda Hastings by Warranty Deed of Bobbie C. Jordan and wife, Belinda J. Jordan, dated 11-5-03, and recorded in Deed Book 319, Page 159, Register's Office of Carroll County, Tennessee.
FURTHER BEING DESCRIBED AS FOLLOWS:
The following described real estate located in the 12th Civil District of Carroll County, State of Tennessee, described as follows, to-wit:
BEGINNING at a cotton spindle driven in the center of a field road, this cotton spindle, located as follows: BEGINNING at Richard Crossno's northwest corner (DB 299, PG 457) on Glen Johnson's east line (DB 156, PG 100); thence North 20 degrees 30 minutes West, 240 feet along Johnson's east line to an iron post; thence South 85 degrees 00 minutes East, 495 feet to the above mentioned cotton spindle, the true point of beginning; thence South 05 degrees 15 minutes East, 220.0 feet, passing a set iron pin at 120.0 feet, to a point, being the southwest corner of the herein described tract; thence North 78 degrees 25 minutes East, 200.00 feet to a point, being the southeast corner of the tract described herein; thence North 15 degrees 46 minutes 09 seconds West, passing an iron pin set at 100 feet and another iron pin set at 220.05 feet, for a total distance of 280 feet to a point, being the northeast corner of the tract herein described; thence South 78 degrees 15 minutes West, 149 feet to a point, being the northwest corner of the tract described herein; thence South 05 degrees 15 minutes East, 60 feet to the point of beginning, and containing 1.12 acres, more or less.
Also conveyed with the above tract is an easement for ingress and egress along the existing field road from Beaver Canal Lane to said tract.
This deed is made to correct an error in the legal description of the previous deed to Jason Hastings and wife, Amanda Hastings by deed from Bobbie C. Jordan and wife, Belinda J. Jordan dated November 5, 2003 and recorded in Deed Book 319, Page 159 along with an additional 60 feet on the north side of the property from Deed Book 312, Page 270, both in the Register's Office of Carroll County, Tennessee.
Being the same property conveyed to Jason Hastings and wife, Amanda Hastings, by Quitclaim Deed, from Bobbie C. Jordan and wife, Belinda J. Jordan, dated August 29, 2024, recorded August 29, 2024, of record in Warranty Deed Book 416, Page 595 in the Register’s Office for Carroll County, Tennessee.
Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this Security Instrument. (The foregoing is hereinafter referred to as the “Real Property”.)

The Real Property bears the street address stated above; however, the street address is not a part of the legal description contained in the Deed of Trust. In the event of a discrepancy between the street address and the legal description, the legal description of the Deed of Trust shall control.
All statutory right and equity of redemption, all right of homestead, dower and right of appraisement are waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. Title is to be conveyed without any covenant or warranty, express or implied, and subject to all matters shown on any applicable recorded plat or plan; any unpaid ad valorem or other taxes and assessments (plus penalties, interest, and costs), and also subject to the right of redemption of the Internal Revenue Service or other taxing authority, any restrictive covenants, easements or setback lines that may be applicable; any rights of redemption, equity, statutory or otherwise, not otherwise waived in the Deed of Trust, including rights of redemption of any governmental agency, state or federal; and any and all prior Deed of trust, liens, dues, assessments, encumbrances, defects, adverse claims and other matters that may take priority over the Deed of Trust upon which this foreclosure sale is conducted or are not extinguished by this foreclosure sale. The notice required by 26 U.S.C. § 7425(b) to the United States has been timely given if applicable. The notice required by T.C.A. § 67-1-1433(b)(1) to the State of Tennessee has been timely given if applicable. The Substitute Trustee makes no covenant of seisin, marketability of title or warranty of title, express or implied, and will sell and convey the Property by Substitute Trustee’s Quitclaim Deeds from Substitute Trustee.

All announcements at the sale on the date of the sale will take priority over this notice. As to all or any part of the Property, the right is reserved to (i) delay, continue or adjourn the sale to another time certain or to another day and time certain, without further publication and in accordance with law, upon announcement of said delay, continuance or adjournment on the day and time and place of sale set forth above or any subsequent delayed, continued or adjourned day and time and place of sale; (ii) sell at the time fixed by this Notice or the date and time of the last delay, continuance or adjournment or to give new notice of sale; (iii) sell in such lots, parcels, segments, or separate estates as Substitute Trustee may choose; (iv) sell any part and delay, continue, adjourn, cancel, or postpone the sale of any part of the Property; (v) sell in whole and then sell in parts and consummate the sale in whichever manner produces the highest sale price; and/or (vi) to sell to the next highest bidder in the event any high bidder does not comply with the terms of the sale.
