Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated June w6, 2022, executed by Marvin Dawson and wife Michelle Dawson, a joint tenants, to Reliance Title Agency, Inc. as Trustee, for the benefit of One Source Mortgage, LLC, of record in Book 310, Page 590 in the Register’s Office for Marion County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee in Book 607, Page 209, at Instrument No. 20251985 of record in the Register's Office for Marion County, Tennessee;
WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF DWELLING SERIES IV TRUST (“Holder”), c/o SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable to Holder, Holder has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. West, 118.36 feet lo a stake; thence traveling North 53 deg. 08 min. 27 sec. West, 52.46 feet lo a stake; thence traveling South 33 deg. 35 min. 00 sec. West, 110.53 feet to an iron pin and a stake; thence traveling Northwardly 53 deg. 29 min. 24 sec. West, 176.50 feet to an iron pin; thence traveling Northwardly 36 deg. 25 min. 28 sec. East, 211.81 feet to the Irondale Road right-of-way and a stake; thence South 57 deg. 27 min. 00 sec. East, 126.00 feet lo an iron pin; thence Southwardly 58 deg. 05 min. 47 sec. East, 98.49 feet to the point of beginning in the corner of the Industrial Blvd. and the Irondale Road.
There is reserved a 25 foot easement parallel to the Southerly boundaries of said properties from the Industrial Blvd. parallel to this description up through and to the Northwesterly corner of said parcel of property. Said property is located in the First Civil District of Marion County formerly and also known as the Special School District. Said properly is of record by Lynch, Dobson, & Assoc. and dated March 8, 1996, job number 4661-96.
