WHEREAS, Alvin Narney, a single man, by Deed of Trust (the “Deed of Trust”), dated March 24, 2017, and recorded on April 5, 2017, in Book T2042 at Page 1963, Inst# 17003559 in the Register of Deeds Office of Madison County, Tennessee; and, conveyed to Angela Selvey, a Georgia Corporation, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, Residential Acceptance Corporation, its successors and assigns, which the aforementioned Deed of Trust was subsequently assigned to Nationstar Mortgage LLC dated January 30, 2023 and recorded in Book T2217 at Page 871, Inst No. 23001197; and
WHEREAS, McPhail Sanchez, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Book T2294 at Page 1701, Inst. # 25013133; Madison County, Tennessee;
WHEREAS, default has been made in the payment of the Note; and
WHEREAS, Rocket Mortgage, LLC s/b/m Nationstar Mortgage LLC, the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of the indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of McPhail Sanchez, LLC, Substitute Trustee, pursuant to the power, duty, and authority vested in and conferred by the Deed of Trust, on April 16, 2026 at 10:00 AM at the Madison County Courthouse located at 100 East Main Street, Jackson, TN will be sold to the highest call bidder for cash free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Madison County, Tennessee, described as follows:
Beginning at a stake in the East margin of Crestwood Drive at the Northwest Corner of Lot No. 21 and the Southwest Corner of the lot herein conveyed; thence with the North line of Lot 21 South 88 degrees 26 minutes East 149.2 feet to a point at the Northeast Corner of Lot 21 and the Southeast Corner of the lot herein conveyed; thence North 2 degrees East 125 feet to a point at the Southeast Corner of the lot herein conveyed; thence with the South line of Lot No. 19 North 88 degree s 26 minutes West 151.1 feet to a point in the East Margin of Crestwood Drive at the Southwest Corner of Lot No. 19 and the Northwest Corner of the lot
herein conveyed; thence with the East Margin of Crestwood Drive South 1 degree 34 minutes West 125 feet to the Point of Beginning. Being Lot No. 20, Section III, Fox Ridge Subdivision, a plat of which appears of record in Plat Book 3, Page 242, in the Register's Office of Madison County, Tennessee. This survey was prepared by Cooper McRae, License Surveyor No. 430.
Being the same property conveyed to Alvin U. Narney by Gregory Scot Adams by Warranty Deed executed March 24, 2017 and of record in Book 739, Page 712 in the Register's Office of Madison County, Tennessee.
Property subject to restrictive covenants governing this subdivision as recorded in Trust Deed Book 401, Page 74 and amended in Trust Deed Book 414, Page 428 in the Register's Office of Madison County, Tennessee.
The street address of the above-described property is believed to be 54 Crestwood Dr., Jackson, TN 38305 but if such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.

This sale is subject to any unpaid taxes, if any, any prior liens or encumbrances, leases, easements and all other matters which take priority over the deed of trust under which this foreclosure sale is conducted, including but not limited to the priority of any fixture filing. If the U.S. Department of the Treasury/Internal Revenue Service, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor and Workforce Development are listed as interested parties in the advertisement, then the notice of this foreclosure is being given to them, and the sale will be subject to the applicable governmental entities right to redeem the property, all as required by 26 U.S.C. 7425 and T.C.A. 67-1-1433. The Substitute Trustee, on behalf of the holder of the Deed of Trust, reserves the right to rescind the foreclosure sale at its own discretion.
