WHEREAS, Kali & Kali LLC (Rashad Jamal Jennings), by Deed of Trust (the “Deed of Trust”), dated January 27, 2023, and recorded on February 6, 2023, in Book GI 13205 at Page 250, Instrument # 2023020600168 in the Register of Deeds Office of Hamilton County, Tennessee; and, conveyed to Title Guaranty and Trust Compa, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, BPL Mortgage Trust, LLC, which the aforementioned Deed of Trust was subsequently assigned to Metropolitan Life Insurance Company dated April 19, 2024 and recorded in Book GI 13570 at Page 886, Instrument # 2024042200027 and;
WHEREAS, McPhail Sanchez, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Book GI 13588 at Page 604, Instrument #2024051000009 Hamilton County, Tennessee;
WHEREAS, default has been made in the payment of the Note; and
WHEREAS, the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of the indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of McPhail Sanchez, LLC, Substitute Trustee, pursuant to the power, duty, and authority vested in and conferred by the Deed of Trust, on February 19, 2026 at 12:00 PM at the Front Steps of the West Side Entrance of the Hamilton County Courthouse located at 615 Walnut Street, Chattanooga, TN will be sold to the highest call bidder for cash free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Hamilton County, Tennessee, described as follows:

Being the same property conveyed to Kali & Kali LLC, a Tennessee limited liability company by Deed from Barry Harrington and Robin Angel, as Trustees of the W.C. and Peggy Hunter Revocable Trust dated June 19, 2015, executed March 30, 2022 and recorded on April 1, 2022 in Book 12906. Page 415. in the Register's Office of County, Tennessee
Being part of the same property conveyed to Barry Harington and Robin Angel, as Trustees of the W.C. and Peggy Hunter Revocable Trust dated June 19, 2015 by Deed from Charles V. Hunter, IV, as Successor named in The Hunter Living Trust dated June 29, 2007, a/k/a W.C. Hunter AB Revocable Living Trust dated June 29, 2007, executed December 21, 2021 and recorded on February 2, 2022 in Book 12832 Page 41. in the Register's Office of County, Tennessee.
THIS CONVEYANCE is MADE SUBJECT TO THE FOLLOWING:
