NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, EMGEE, LLC, a North Carolina limited liability company, is the holder of the following deed of trust, securing an indebtedness as therein set forth, covering certain real estate hereinafter described, located in Rhea County, Tennessee:
Grantor(s): Iron Properties, LLC, a North Carolina limited liability company; date executed: December 18, 2013, recorded in Trust Book 534, pg. 498, et. seq., Register's Office, Rhea County, Tennessee, for the benefit of Emgee, LLC, and naming Robert E. Wood, Trustee; and
WHEREAS, J. Shannon Garrison, Attorney, of Dayton, Tennessee, has been appointed substitute trustee under the said deed of trust. See Trust Book 738, pg. 517, Register=s Office, Rhea County, Tennessee; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed of trust, and Emgee, LLC, as owner and holder, has authorized and instructed the Trustee to foreclose the deed of trust in accordance with the terms thereof, and the public is hereby notified that the undersigned Trustee will sell the hereinafter described real estate at public auction to the highest and best bidder for cash in hand at the FRONT DOOR OF THE RHEA COUNTY COURTHOUSE, 1475 Market Street, Dayton, Tennessee, at 10:00 A.M., Eastern, on January 6, 2026. Said property to be sold in bar of the equity of redemption and subject to the lien of all special assessments against it.

Tracts I, II, III and IV above may be sold individually or together at the sale.
The terms of the sale shall be payment by cashier's check or certified funds immediately upon conclusion of the sale. Should the highest bidder fail to comply with the terms of the bid at the public sale, then the Substitute Trustee shall have the option of accepting the second highest bid, or the next highest bid with which the buyer is able to comply. The right is reserved to reject all bids as insufficient. The right is also reserved to adjourn the sale to another day certain without further publication, upon announcement before or during the sale.
The title to this property is believed to be good, but is sold as Trustee only.
