The July 1, 2025, sale has been rescheduled. The new sale date is August 1, 2025, at 10:00 AM at the Davidson County Courthouse located at 1 Public Square, Nashville, TN.
WHEREAS, D&G Holdings LLC, by Deed of Trust (the “Deed of Trust”), dated August 1, 2023, and recorded on August 3, 2023, in Instrument No. 20230803-0060020 in the Register of Deeds Office of Davidson County, Tennessee; and, conveyed to Foundation Title & Escrow Services, LLC, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, Conventus LLC, which the aforementioned Deed of Trust was subsequently assigned to U.S. Bank National Association, not in its individual capacity, but solely as Trustee of Plaza RTL Trust dated December 16, 2024 and recorded in Instrument No. 20241217-0097687; and
WHEREAS, McPhail Sanchez, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Instrument No. 20250207-0009552, Davidson County, Tennessee.
WHEREAS default has been made in the payment of the Note; and
WHEREAS the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of the indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of McPhail Sanchez, LLC, Substitute Trustee, pursuant to the power, duty, and authority vested in and conferred by the Deed of Trust will on August 1, 2025 at 10:00 AM at the Main Entrance of the Davidson County Courthouse located at 1 Public Square, Nashville, TN sell to the highest call bidder for cash free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Davidson County, Tennessee, described as follows:
Land in Davidson County, Tennessee, being Lot No. 1 on the Plan of Orrin W. Rucker Subdivision of record in Plat Book 7900, Page 511, Register's Office for Davidson County, Tennessee.
Being the same property conveyed to Grantor by deed of record in Instrument # 202308030060019, Register's Office for Davidson County, Tennessee.
The street address of the above-described property is believed to be 15456 Old Hickory Blvd, Nashville, TN 37211 but if such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.

This sale is subject to any unpaid taxes, if any, any prior liens or encumbrances, leases, easements and all other matters which take priority over the deed of trust under which this foreclosure sale is conducted, including but not limited to the priority of any fixture filing. If the U.S. Department of the Treasury/Internal Revenue Service, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor and Workforce Development are listed as interested parties in the advertisement, then the notice of this foreclosure is being given to them, and the sale will be subject to the applicable governmental entities right to redeem the property, all as required by 26 U.S.C. 7425 and T.C.A. 67-1-1433. The notice requirements of T.C.A. 35-5-101 et seq. have been met.
